A modular home is a precision-built residence constructed in sections (modules) inside a climate-controlled factory. Those modules are then transported to your property and assembled on a permanent foundation. Once set, your modular home meets — and often exceeds — the same building codes and quality standards as traditional site-built homes.
How does the Covenant modular process work?
Every home follows our Harmony Construction™ process:
Discovery & Design — Select a model or create a custom design.
Factory Construction — Modules are built indoors at our partner facility, Simplex Homes® in Scranton, PA.
Site & Foundation — CDG prepares your property, utilities, and foundation.
Delivery & Assembly — Modules are set, sealed, and finished by our local craftsmen.
Completion & Warranty — Final inspections and your Covenant Promise guarantee.
How long does it take to build a modular home?
Most modular homes can be designed, constructed, and move-in ready within 4–6 months, depending on site prep, permitting, and customization. Because much of the work happens in-factory, delays from weather are minimized, resulting in faster timelines and predictable delivery.
What does a modular home cost?
Pricing varies based on square footage, finishes, and site conditions, but modular homes typically cost 10–20% less than comparable site-built homes.
Average turnkey builds range from $180,000–$450,000+, depending on your design, foundation type, and location.
Can I customize my home?
Absolutely. Each model in the Covenant Sanctuary™ Series can be customized with different layouts, exteriors, and finishes. For those seeking a completely unique design, our Custom Design Program allows you to work directly with our design team to create a one-of-a-kind modular home under the Covenant Promise.
Who handles permitting and site work?
Covenant Development Group manages the entire process — zoning checks, permitting, excavation, foundation, and utility connections. We coordinate directly with local inspectors and municipalities to ensure full code compliance throughout Central New York.
Are modular homes built to the same standards as site-built homes?
Yes — and often stronger. Every module must withstand transport and craning, which requires higher structural integrity. All homes are built to NYS and local codes for snow load, energy efficiency, and wind ratings, and are inspected at every stage by certified professionals.
Do modular homes hold their value?
Yes. Once installed on a permanent foundation, modular homes appreciate and finance exactly like traditional homes. Many Covenant modular homeowners see equal or greater resale value thanks to the high quality of materials and craftsmanship.
Can I finance a modular home?
Yes — modular homes qualify for standard FHA, VA, and conventional mortgages. We work with several local banks and credit unions familiar with modular lending, including draw loans and construction-to-permanent programs.
What kind of warranty do you offer?
Every home is covered by the Covenant Promise Warranty, which includes structural coverage from the manufacturer (Simplex Homes®) and workmanship coverage from Covenant Development Group. This ensures that your home is protected both in-factory and on-site.
Do I need land before starting my build?
If you already own land — great. If not, we can help identify and assess potential lots through our real estate partners. Our feasibility review includes soil, slope, zoning, and access evaluation to ensure your property is ready for modular construction.
What areas do you serve?
We currently serve all of Central and Upstate New York, including Syracuse, Utica, Rome, Chittenango, Baldwinsville, Cicero, Fayetteville, and the Finger Lakes region. We do not mind traveling to secure your future Sanctuary Home.
